Electricity
The property is served by mains electricity.
Sewerage
The property is served by a large septic tank system that was renewed,
in its entirety, in 2008.
Tax
Each year we pay 3 Government taxes for the total property, which were
as follows in 2010:

Tax d’habitation €484
Water rates €234.31
Major Renovations
All the major renovations have been done by reputable, local tradesmen.
Our first job was to convert some stables into bed rooms and shower room.
We then did some major re-roofing.
This was followed by further work on the remaining roof with renewal of
timbers and doing our best to retain the original old roofing tiles.
We have also done a thorough job on the septic system and it has been
approved by the relevant Government department under the new legislation.
Furnishings
Being in the antiques business both houses have a number of special pieces
of furniture that have been bought specifically to suit the house, which
may be of interest to the purchaser. These can certainly be negotiated
for separately.
The large electrical goods in both houses are pretty new and in excellent
order. The only thing that might need replacing would be the eye level
oven in the main house kitchen.
Extra Land
There is an additional half acre field adjacent to the garden that can
be made available under separate negotiation if required. (See Cadastral
plan at the end of the ‘Outside’ page.)
Viewing
We have now returned to Ireland but family are in the house regularly
and we have very friendly and helpful neighbours who can take viewings
if necessary. If you would like to look round the property please get
in contact with us and we will make the necessary arrangements to suit.
No agent’s fees are applicable but for the avoidance of doubt,
the price does not account for the Notaire’s fees, which will, as
is usual, be the responsibility of the purchaser.

Finally, on a lighter note!
With all the serious things to mention we have not even touched upon why
anyone would really want to live in this area:
Surrounded by vineyards for miles in every direction. Some of the best
local food markets in France. Excellent restaurants, quiet deserted roads,
Chateaux of all sorts, friendly people. A lifestyle long gone as far as
most of us are concerned.
This is truly a Foodie Paradise.
